Most homebuyers at least consider a roof inspection at the time they purchase their home. In most cases after a home is purchased, the buyer then forgets about the roof until they have a problem.
Having the roof inspected by a Licensed Roofing Contractor every two years can prevent many roof problems. In areas with heavy amounts of rainfall or high winds, every year would be a good idea. The cost of a roof inspection is small in comparison to the repair cost of a major water leak into the home.
The inspection would revel potential problems that could be easily corrected. From the ground it is difficult to see rusting flashing, shingles that are lifting, damage from a tree branch that impacts the roof and then falls off etc.
The inspection will also give advance notice of a necessary roof replacement. This will allow time to conveniently schedule it and to assemble the funds to pay for it.
