"Selling" your home will cost you!

In the current market, selling your home may involve expenses that you will  need to plan ahead for.

The expenses include repairs and maintenance to your home before listing, the payment for inspections requested by the buyer as a contingency of the purchase of your home, repairs that are agreed to after review of inspection reports, attorneys fee's and accountants fee's if their advice is required by you etc.

Before placing your home on the market, a budget should be made for those unknown items.  The amount of that budget may determine if it is in your best interest to accept an offer, counter offer or refuse it. 

In many cases, inspections must be now paid for in advance.  Contractors are concerned that they will be paid if an escrow is canceled and may want to be paid upon completion of the work. Buyers lenders usually require that all repairs are completed before the close of escrow to avoid any surprise.

Make sure you have the funds available to pay for the expenses involved in selling your home before placing your home on the market.

Lloyd, I an not sure there are  many sellers out here, who can or want to invest so that they can sell. With underwater properties, it is not easy
