Is an empty flyer box good for business? Well...

In Albuquerque NM the use of flyer boxes is mixed.   But I think they are usefulIt would be interesting to know what percentage of realtord svyually use them;  Checkout this post by Bryan Robertson.

Here's the deal:  I've got a listing in a downtown location with a lot of foot traffic.  When it first went on the market I dutifully put nice flyers in the box on the post.  That's what you do to get leads and calls, right?  Put flyers in the box?  Maybe...maybe not.

  • In the first 3 days I had close to 50 flyers in the box.  Result:  no calls
  • A few days later I had more flyers but ran out.  Result:  one call (whoa!)
  • A few more days later the box was depleted for at least 48 hours.  Result:  two calls (interesting...)
  • Now - the box has been empty for the last 5 days.  Result:  one call per day from buyers with no agents

Do my flyers get me anywhere if the people who take them don't call?  Perhaps.  Maybe they'll hang onto those flyers and call in a month, year, or more.  I'd rather someone call me now - to sell that property now.

These leads are all good ones with buyers ready to make a move.  What marketing effort was more effective, having the flyers or not?  If the goal is to sell the property and get calls from buyers, it looks like "no flyers" did a good job.

All that said, I will always put flyers out to start with.  There is value in having my name and the property information spread around town as many places as possible. I had over 100 flyers go out in about a week - not bad.  But as time goes on, having fewer flyers is the best way to go.  I think.  What do you say?

Hi Lloyd, it sounds like obviously someone is taking out all the flyers as a practical joke or just for plain meanness.  I don't think the people taking the flyers pay any attention as to how many flyers are left in the box.  Just my two cents.

Hi Lloyd, I have stopped using flyer boxes.  Sometimes the competition removes flyers from boxes! I create websites for my listings so that people can get instant info on their phones.

We ususally use flyers but not too many people call from them.  And when they do apparently they havent read them because they ask questions that could have been answered from reading.  People are strange.

I use Flyer boxes for homes that we flip. Between the flyers and Craig's list, every property get's sold.
