This electrical panel is over loaded. And a Federal Pacific panel.

On an inspection last night i got a good look at the home. All was going well. This home had recently been remodeled and looked really good.

But then i got to the electrical panel and found an assortment of problems.

This first shot is of the federal Pacific panel.

Some of the breakers had already been replaced in the past. But ypou can't upgrade the home without upgrading the electrical supply as well.

Here in this shot we have at least two melting insulators. There are more in the panel.

The upgrades were completed, but the home owners forgot about upgrading the electrical.

A fire will soon happen if this is not upgraded soon.

Yikes, that is a lot of possible issues. When I purchase houses to flip, I find these kind of issues all the time, that is why the electricians I use, love it when I call.

Great catch on the Panel, The Fed Pacific panels have had some issues and some Insurance companies will not insure them until they have been replaced

Yep, that is a disaster ready to happen.  Get it upgraded or get a fire extinguisher.

I have some really good news. The agent had called me yesterday and the sellers are going to replace the panel and make any upgrades to the electrical system as needed to meet code. Very good news for the buyers who are young and not a lot of cash to spend on repairs later.
