New home inspection, Are they really finished? Not at all.

Regardless of the age of a home, it is importanf that buyers always get a home inspection.  As the below inspection show, even new construction have its share of problems

 

New home inspection, Are they really finished? Not at all.

Saturday I did a home inspection on a new home that the Realtor and the contractor wanted to do a final walk through on the home with the buyer.

This final walk through was to take place today.

I was contacted by the buyer to inspect the home for his "peace of mind".

Good choice I thought. Not enough new home owners get a home inspection in this area of the country.

The Realtor told the buyer that the home is a new home and there would be nothing that would be needed as far as repairs because it is a new home.

She wanted the buyer to sign a "waiver for the home inspection". The buyer then said he wanted a home inspection and the Realtor seems to get upset according to the buyer.

He told me that the agent made him uncomfortable and he then really wanted a home inspection for his own peace of mind.

Let's take a look at the brand new home.

The master bath was completed but only one problem. All of the plugs in the master bath did not work.

Here the soffit was not completed. It is the same way on the other side of the dormer as well.

This could lead to a insect or bird infestation.

Now the builder needs to pay attention to detail. Like installing a missing door hinge.

Now what do we do about the grade of this lot when the neighbors runoff washes onto the lot from the high side of the subdivision.

The grade of the lot needs to be at least 6%. But that is to the road not to the neighbors home. 

A stem reaining wall will stop the issue. But who will need to pay to have that done?

We will see.

Yes even brand new homes that have not even been moved ibn yet have issues. This was not all the issues but a post is only so big.
